Architectural design
Analysis of the plot's absorption capacity
The process of assessing the ability of an area to accept and develop new construction investments. Studio BGG determines the plot area and the impact on the possibility of development, verifying whether the plot is located in an area that allows for the implementation of the planned investment based on the local spatial development plan developed by the local authorities or the decision on the general development consent. We assess the plot's accessibility to infrastructure, development parameters, environmental conditions and legal aspects. We verify any legal restrictions related to the plot, such as easements, rights of use or other legal encumbrances.
Functional Program
A functional program that specifies in detail the requirements and goals related to the planned construction investment. Studio BGG defines assumptions regarding the function, structure and use of a building. By preparing a functional program; we define the tasks and requirements that a given facility is to meet, we define technical requirements such as; number of areas and rooms, layout and purpose, installation and infrastructure requirements. We indicate the way of organizing space in the building, including; division into zones, flow of people, accessibility to various parts of the facility.
Conceptual Design
A conceptual design is an initial stage of the design process, the goal of which is to present the overall vision and functional, spatial and aesthetic assumptions of the planned investment. As part of the conceptual design, key elements are developed, such as: a spatial layout constituting a general outline of the location of buildings, pedestrian routes and other land development elements, taking into account the functions and needs of users, and preliminary views of the building.
Basic Design and Logistics Plan
The architectural design details the form, function and structure of the building. It contains the architectural concept of the building, including finishing materials and facade. The architectural design includes detailed information about the division of the building into functional zones, room layout, size and purpose. Technical solutions regarding structures, materials, building installations (e.g. water and sewage, electrical, heating). Construction details such as; technical plans, elevations, sections and selected architectural details, as well as visualizations.
Interior Design
The goal of interior design is to create a functional, aesthetic and comfortable environment for users. This is a process in which we take into account both practical and visual aspects, as well as integration with the architectural design of the building. The main element of the interior design is the spatial layout, which organizes the arrangement of furniture, equipment and partition walls in the rooms, taking into account ergonomics and functionality. We will help you determine the type of floors, cladding, ceilings, windows, doors and other finishing elements, select appropriate furniture, lighting, accessories that match the style and function, and integrate the interior design with existing or planned installations.
Building Permission
A building permit is a cruciual condition required to start execution of construction works. After obtaining it, the investor is obliged to start construction on a specified date and inform the relevant services about the construction progress. Veraxis Core will guide you through this process.
Detailed Design
The Technical Design is a detailed document that describes all technical and construction aspects of the planned investment, including industry designs of structures, sanitary installations and electrical installations. The technical design consists of a drawing and a descriptive part. The technical design is not an element needed to obtain a Construction Permit, however it is required to start execution of works on the Construction Site. The technical design is used by contractors during the implementation of the investment. It must comply with applicable construction standards, legal provisions and investor requirements.
Designer's supervision
Author's supervision is a form of supervision exercised by the designer who developed the construction design over the implementation of the construction investment. The purpose of the author's supervision is to control the code compliance of the implementation with the project, make any corrections, provide advice on technical issues and check the progress of work, as well as participate in the acceptance of individual stages of construction and confirm the compliance of the work performed with the construction design.
Occupancy Permission
An occupancy permit is an administrative decision that authorizes the investor to start using a newly built or modernized facility. This is the last stage of the construction process, which allows the building to be legally used for its intended purpose.
